Overview

## What burglary repair covers

Burglary repair is two jobs in one. The first is immediate: get the property secure so it can be left and slept in — locks replaced, damaged hardware removed and made good, frames refixed, boarding where a panel or glazing unit has gone. The second is the proper repair and the upgrade that stops the same route being used again.

The damage we see follows patterns. Snapped euro cylinders on uPVC and composite doors. Levered timber door frames where the keep has torn out of soft wood. Kicked doors with split stiles around a shallow mortice. Forced patio and French doors. Attacked communal entrances in blocks. Each has a defined repair route and a defined hardware upgrade that addresses the method used.

This work needs someone who can do both halves. A boarding-up service does not fit British Standard locks; a joiner does not carry anti-snap cylinders. We attend with the hardware on the van, which is why most break-in jobs across London are made secure on the same visit rather than left overnight with a note.

### Who this is for

- Homeowners and tenants after a break-in or an attempted forced entry
- Landlords, letting agents and property managers securing a damaged unit
- Shops, offices and commercial premises that need to trade tomorrow

Leave it and it gets worse

## Why a damaged door cannot wait until the morning

A forced door is a known-good route. Burglars return to properties they have already entered, often within days, because the layout is known, the contents are known and the door has already proven weak. Leaving that door braced with a chair or held shut with a screwdriver is an invitation, not a repair.

Insurance adds urgency. Most policies place a duty on you to take reasonable steps to secure the property after a loss. A second entry through the same unrepaired door is exactly the scenario insurers push back on, and the cost lands on the household or the business.

There is escalation in the damage itself. A split frame that is left in service keeps moving every time the door closes, widening the split until the section has to be replaced rather than repaired. Water gets into bare timber through the winter. What could have been a strengthened keep and a new cylinder becomes joinery.

### Common mistakes

- Waiting for the insurer's approval before making the property secure at all
- Refitting the same non-anti-snap cylinder that was snapped in the first place
- Screwing the old keep back into timber that has already torn out
- Cleaning up and repairing before photographing the damage for the claim
- Securing the forced door and ignoring the back door, which is now the weakest point

Our process

## Five steps, priced before we start

01

### Attend and assess the whole entry point

Typically within 30 minutes, day or night. We look at the lock, the door, the frame, the hinges and the glazing, and identify the method used — because that determines the correct upgrade.

02

### Make secure immediately

Damaged hardware removed, new locks fitted, frames refixed and reinforced, and boarding where an opening has to be closed. The aim is always a property that can be locked and left on the first visit.

03

### Repair and upgrade the weak point

Anti-snap cylinders, British Standard deadlocks, London bars and reinforced keeps, hinge bolts, and multipoint replacement where the mechanism was destroyed — chosen against the specific attack that worked.

04

### Test everything, including the doors that were not attacked

Every lock is tested closed, from both sides. We also check the other access points, because the next attempt will use whichever one is now the easiest.

05

### Sign-off, warranty and keys handed over

You get every key that works the lock, a clear price with no surprise additions, and our 3-year warranty on the work and the locks we fitted. All payment types are accepted at the door.

What you get

## Concrete outcomes, not adjectives

### Secure the same night

24 hours a day, 365 days a year with a typical 30-minute response — the property gets locked before it gets left.

### One trade, both jobs

Locks, hardware and door repair handled by the same team, so nothing waits on a second contractor.

### The weak point gets fixed

We upgrade against the method actually used, rather than reinstating the hardware that failed.

### Claim-friendly documentation

Clear pricing and a description of the damage and the work carried out, which is what an insurer asks for.

### People you can have in the house

City & Guilds qualified and DBS-checked locksmiths, trusted by major London letting agents and property maintenance firms.

### Backed for three years

Our 3-year warranty applies to the work and the locks fitted after a break-in, the same as any other job.

In detail

## Attack methods, damage types and the correct repairs

### Snapped euro cylinders on uPVC and composite doors

Cylinder snapping is the most common forced entry on modern London doors: the cylinder is gripped and broken at its central weak point, exposing the cam so the mechanism can be turned. It is quick, quiet and needs almost no skill, which is exactly why it is popular.

The repair is a correctly measured anti-snap cylinder that sits flush with the handle plate, ideally paired with a security handle carrying a hardened plate. Where the multipoint was turned by force, the gearbox is usually damaged as well and is replaced at the same time.

### Levered and kicked timber doors

Timber doors typically fail at the frame rather than the lock. A bar behind the closing edge pops the keep out of the soft pine architrave, or a kick splits the frame where a shallow mortice has removed material. The lock itself is often untouched.

Correct repair combines resin or timber repair to the split section with a London bar or Birmingham bar — steel reinforcement running the height of the frame that spreads force over the whole jamb instead of the few screws in one keep. Hinge bolts on the hanging side stop the door being levered off the other way.

### Glazing, patio doors and communal entrances

Where a panel or glazing unit has been broken, boarding closes the opening immediately and safely while a replacement unit is arranged. Patio and French doors often fail through the mechanism or the handle rather than the glass, and are upgraded with anti-snap cylinders, additional shootbolts and patio-specific hardware.

Communal entrances in blocks are a different problem: the door serves many households, is used constantly, and is frequently defeated by a forced release or a damaged strike. Repairs here have to keep fire escape compliance intact, which means the door must always open from inside without a key.

### Residential versus commercial burglary repair

In homes, the emotional priority and the practical one line up: get the door working, get every lock changed, and remove the feeling that the property is open. We fit hardware that meets standard insurance wording so nothing is left disputable.

Commercial premises add trading pressure and different hardware — shopfront aluminium doors, hook locks, roller shutters, panic bars and mortice night latches. Fire escape doors have to stay openable from the inside, so security upgrades are chosen accordingly. For managed portfolios we handle post-incident securing and repair as part of the contracted work we do for letting agents and property maintenance companies across London.

Questions

## Burglary repairs in London — your questions answered

### How fast can you secure my property after a break-in?

We attend 24 hours a day, 365 days a year with a typical 30-minute response across London, and in most cases the property is secure on that first visit.

### How much do burglary repairs cost?

Prices start at £48 and depend on the damage and the hardware needed. You get a clear price before work begins, and all payment types are accepted.

### Should I call the police before you repair anything?

Report it first and photograph the damage before we start, so the scene and the evidence are recorded for both the police and your insurer. Then we can make the property secure straight away.

### Will my insurer cover this work?

That depends on your policy, but most cover damage from a forced entry. We provide clear pricing and a description of the damage and the repair carried out, which is the documentation insurers usually ask for.

### Can you repair the door or does it need replacing?

Most forced doors are repairable — split frames, torn-out keeps and destroyed mechanisms are routine work. Where a slab is beyond repair we will say so rather than patch something that will not hold.

### What stops it happening again the same way?

We upgrade against the method used: anti-snap cylinders and security handles for snapping, London bars and hinge bolts for levering, British Standard deadlocks where the door had none.

### Do you board up broken glass or panels?

Yes, where an opening has to be closed immediately, and we then advise on the permanent replacement.

### Do you work with landlords and letting agents on this?

Constantly. We are the only locksmith company in London contracted to major letting agents and property maintenance companies, and out-of-hours securing of damaged units is a large part of that work.

### Is the work guaranteed?

Yes — 3 years on the work and on the locks we fit.
